Your four real options
1. On campus (Vestal). Residential communities and on-campus apartments: simplest, bundled, no joint-lease risk. 2. West Side houses. Character, porches, group living — usually joint leases, usually signed in the fall for the next year, heat sometimes excluded (ask!). 3. Downtown apartments. Managed buildings, individual leases, nightlife downstairs. 4. Vestal Parkway complexes. Amenities, shuttles, parking — top-of-market per bedroom.
The timeline that rules everything
Off-campus groups for the next academic year commonly tour and sign in October–November. Form your group and budget in September. In spring, work the sublet and remaining-inventory market — the Marketplace below is built for exactly that.
Before you sign — the non-negotiables
- Joint or individual lease? Say it out loud, then find it in the document
- Is heat included? If not, what did last winter cost at this address?
- Guarantor scope, deposit (NY caps most at one month's rent) and what is due at signing
- Parking per car, snow removal, trash, internet — in writing
- Photo-document the unit at move-in and email it to the landlord that day
